Rick Dover: Knoxville Properties Revisited

Rick Dover KnoxvilleRick Dover of Knoxville-based Dover Development Corporation recently sat down to discuss his “baker’s dozen” collection of projects completed in East Tennessee since 1993. In the following excerpt from that interview, Dover recounts a few of his favorites.

Q: What is the most unique property you have renovated?

Rick Dover, Knoxville: Honestly, they are all unique and interesting. One that really stands out is the Carmichael Inn, which we finished in 2007. The building is a two-story log cabin that used to serve as a stagecoach. Today, it’s a restaurant with an expansive front porch and serves what is unquestionably East Tennessee’s best fried chicken and banana pudding.

Q: How many senior living centers have you built?

Rick Dover, Knoxville: We’ve actually only built one, the South Shore Senior Living Center. Altogether, we have redeveloped more than half a dozen historic hospitals and schools into resort-style assisted living campuses.

Q: What is the most recent project Dover Development has taken on?

Rick Dover, Knoxville: At any given time, we have at least a couple of projects going on. Currently, we are working on the renovation of the Knoxville High School, the Pryor Brown Garage and the former Supreme Court building in Knoxville. We are also slated to begin redevelopment/renovation on our first restoration project in Georgia, the Alexander IV Elementary School.

Q: What was Dover Development’s first senior living historic renovation?

Rick Dover, Knoxville: River Oaks Place in Lenoir City. This is the project that started it all. In the early 90s, my family and I began looking into assisted living for my grandfather. We couldn’t find anything that was affordable and acceptable. We purchased the former high school, which was built in 1908, in 1995. Seven years later, we added 20 rooms. River Oaks Place now has a total of 71 units. Not coincidentally, once the original renovation was complete, this is where my grandfather lived. He was then and remains now the reason we work so hard to make sure all of our facilities are clean, comfortable, and a place to call home.
